Selling is also very exciting because it marks the end of a chapter but only to turn the page and begin a fresh, new adventure. In my 10 year career I'm happy to say I've helped dozens of families achieve their goals and it's been the most fulfilling feeling.

About making a move?

Sellers often consider “going it alone” and trying to sell their homes without the help of a real estate agent.


When they learn how complex and intimidating a real estate transaction can be, they often reconsider and enlist the services of a real estate professional. When I say that a real estate transaction is complex, that is no understatement.

The spring market is upon us, and rates have stabilized. Trust me; I'm THRILLED about the opportunities out there! That said, I want to chat with you about the home-buying journey. There's been a fair amount of talk about rates and prices, but with the recent shift in the market, I'm glad to share that buyers are back in action!

So, if you're thinking about taking the leap into homeownership, I want to ensure you're set up for success so you can happily accomplish your homegoals.

Our consultation

Understanding the process is key to your success. The more knowledge you have, the more emPOWERed you'll be able to make the BEST decisions for yourself and your family. We will go over the steps of the purchase process at our first meeting, as well as cover your questions, concerns & most importantly your WANTS & NEEDS

in order to set you up for success!

Home Search

It's time to go SHOPPING! Keeping your wants & needs in mind from our initial consultation is my job as I'm browsing MLS throughout the day & while we tour properties. I'll notify you of all "on market" properties as well as any "off market" opportunities as they arise.

Inspection Period

If you chose to have a home inspection when you submitted your offer, it must be conducted in the timeline allowed, which is 10 days from the date of acceptance. I always recommend booking your home inspection as soon as your offer is accepted, don't wait until day 9.

Depending on the terms in the initial contract, you can either move forward "AS IS", renegotiate or withdraw.

discuss the best course of action.

Appraisal

The lender wants to ensure that the property is worth what you've agreed to pay.

A licensed Appraiser will visit the home to assure the value. The lender gets a copy of the appraisal report and gets submitted to the underwriter with the rest of your documents that you already submitted.

The Closing

THAT'S IT! YOU DID IT!!


After your final walk through of your soon to be new home takes place, we are off to closing!!


This is either typically at my office, the Attorney's office or sometimes at the Registry of Deeds.


Once all docments are signed and recorded, it's time to pop the champagne, order pizza, line up your amazing friends and get settled into the HOME of your DREAMS!

Talk with a Lender

Getting Pre_approved is crucial to understand what you qualify to purchase, not only the total budget, but also your monthly costs. You

want to make sure you can afford your future home while still enjoying life and your favorite activities. A Pre-Approval letter is required when submitting an offer to prove your purchase capability. I'll share my top lender recommendations when we meet, or you can find them on my resources page

Making An Offer

Once you've found "THE ONE", I will help you craft a competitive offer with clear terms that you understand.


An offer is either accepted, rejected,

or countered by the seller. Once your offer is accepted, an earnest money deposit is given to bind the offer.

Your lender will request several documents from you to get started on their end so be ready to provide these in a timely manner to make sure we avoid any delays & the purchase process stays on track.

Purchase & Sale

Once you know you're moving forward with the purchase, you'll sign the P&S contract. If any terms have changed, the new changes will become part of the P&S.

A second earnest money deposit

is due at this time.

*Both first & second deposits will get credited back to you at the closing, typically applied toward your closing costs or down payment.

Underwriting

The goal of underwriting is to ensure the lender feels comfortable about financing your purchase.


Once all your obligations are met, the lender will issue your loan commitment letter. After that, just prior to close, a final CLEAR TO CLOSE is given once all final checks are done.

Hi, Friends!

I'm Timea and I'm so glad you're here. I'm excited to be celebrating 10 years in Real Estate in May, 2023!! Time flies when you're having fun, it's true. In the past 10 years, I was able to help so many families make their dreams come by settling into their starter home, upgrading to their bigger home, downsizing into something more manageable, finding their way around in a new state after relocating for a job and moving back home after being away.

In addition to being a full time Realtor, I am also a fitness enthusiast & part owner of Zen Yoga & Wellness, a boutique yoga studio in the heart of Westminster MA. Along with my 2 amazing business partners, Rebekah & Vanessa, we purchased the studio where I've been teaching Barre for a few years, in the beginning of 2022. We offer yoga, Barre, Pilates, Sound Meditation, Yoga Nidra, Brew Pub Yoga at Wachusett Brewery and much more! In 2023, we opened a second location inside Orchard Hills Athletic Club. Movement is medicine, and in today's busy culture, it's imperative to nourish our bodies and souls with healthy movement and activities.


When I'm not playing Match Maker, marketing properties, choreographing Barre & Pilates classes or working on new and exciting things to bring to the studio, I love being outside in nature. Whether it's a hike, summer afternoon on my paddle board or a lunch break walks....

I love spending time outside!!

I also love hanging out with my friends & family, and of course my extra clingy cat, Snickers. If you follow me on social media you've definitely seen her monthly market updates, and helping mw write offers for my clients, proofreading emails, searching MLS, (she's actually looking over my keyboard as I type this)....Fact. She is VERY active on my Instagram.
